Matching lead types to broker strengths: unsecured, bridging, asset backed and commercial mortgages
A great unsecured broker can be a poor fit for a bridging enquiry. How to match the loan types you buy leads for to your actual lending appetite.
Commercial finance covers several very different products, and the broker who wins an unsecured working capital deal is often not the broker who wins a £1.5m commercial mortgage. Buying leads in the wrong lane is one of the quietest ways brokerages lose money.
The main lanes, and who wins in each
Unsecured business loans
Fast decisions, smaller ticket sizes, heavy competition. The winning broker is built for volume: quick triage, a panel of lenders for weaker credit profiles, and a first call that qualifies revenue, trading time and loan amount in minutes. Conversion rewards speed and persistence more than product depth.
Bridging loans
Time critical, security led, often triggered by auction dates or chain breaks. The applicant needs a broker who knows lender criteria cold and can move at auction speed. Lead quality matters enormously here because the enquiry tends to be urgent and specific, which cuts both ways: high intent, zero patience for a slow callback.
Asset backed lending
Invoice finance, asset finance and loans secured on equipment or property. These enquiries respond well to brokers who can explain structures simply and who have real relationships with specialist lenders. Ticket sizes are typically larger than unsecured and the sales cycle is longer, so the lifetime value per lead is higher.
Commercial mortgages
Largest tickets, longest cycles, most paperwork. A commercial mortgage enquiry can take months to land and rewards proper nurturing. Brokers who invest in CRM follow-up over a quarter tend to do very well on these leads, because most competitors give up after two calls.
Match the lead mix to the desk
Before buying leads, be honest about your desk:
- Who answers the phone, and how fast?
- Which lenders will actually take your cases this quarter?
- What is your average funded deal size by product?
- Where has your conversion historically been strongest?
Then weight the lead mix accordingly. A brokerage that lives on unsecured deals should not spend half its budget on commercial mortgage leads just because the tickets look bigger. Revenue per hour worked, not revenue per lead, is the number to protect.
How we handle it
Every lead we deliver includes the data that makes triage possible: full name, business name, current annual revenue, last year''s revenue, the loan amount sought and how long the business has been operating. Brokers tell within one lead whether it fits their lane, and under 4% of leads get flagged, replaced free inside 72 hours.
Exclusive, 1:1 delivery means you can take the time each lane needs without watching a competitor close your enquiry.
If you want to discuss which lead types suit your desk, book an introduction call and we will talk it through with real numbers.
